If you have spent much time looking at real estate lately, you will notice more and more properties have been professionally staged. No, that is not how the majority of us live. These homes have had a simple makeover to highlight their best assets.
Most people judge the quality of a property by the quality of the furniture. That might sound ridiculous, but it's absolutely true. Which of these properties would you consider better?
The job of the staging company is to modernise the look of your property. By taking some tired, dated or overly-personal items, you can expand the appeal to a great number of buyers.
Buyers will make a decision in the first few seconds as to whether they would like to view your home of not when looking online. If it looks nice, they may view it. If it looks sensational, they are much more likely to view it. We believe that a well presented house that correctly marketed can achieve $20,000 - $50,000 more in terms of price. Given that, why would you settle for nice, when your place could look sensational?
All homeowners would all like to think that we have amazing style. But unfortunately that's not always the case as taste and trends change rapidly.
Our job is to tell you what you need to know to maximise the sale price. Sometimes these aren't easy conversations, so please try and understand where we are coming from.
The cost of staging varies between companies. You can also chose to do a 'partial stage' rather than a full makeover. This means keeping the bulk of your furniture (lounge, bedding etc), and enhancing them with some rented soft furnishings. These could include artworks, cushions, throws, lamps and rugs. These simple items can make a transformative impact.
From experience, you should budget somewhere between $1500 - $4000 depending on the size of the property.
There are around ten staging companies in Newcastle. We usually only recommend 2-3. We can provide these suggestions once we see you.
